MAIN Offices, located at Spaarneplein 2 in The Hague, is approaching full occupancy following a successful repositioning and leasing strategy led by Spring Real Estate and Spring Asset Management. The iconic 1920s office complex has been transformed into a high quality, future proof workplace through a fully integrated approach covering letting, asset management, property management and design and build.
Recent long term lease agreements with the Chamber of Commerce (Kamer van Koophandel) and Fonds Podiumkunsten mark a key milestone in the project. Together, these two public institutions account for approximately 2,600 sqm of office space, significantly contributing to the building’s near full occupancy. The Chamber of Commerce will establish a public facing service location on the ground floor, while Fonds Podiumkunsten strengthens the building’s cultural and institutional tenant profile.
Acquired by Union Street in 2019 as a largely vacant, obsolete asset, MAIN Offices has since been comprehensively upgraded under the direction of Spring Asset Management. Spring Design and Build delivered extensive technical and sustainable renovations within the constraints of the monumental structure, while Spring Real Estate’s letting team successfully attracted a diverse mix of long term, creditworthy tenants.
Throughout the repositioning, Spring Property Management has ensured operational continuity, tenant satisfaction and smooth onboarding, reinforcing the building’s attractiveness as a multi tenant office environment. This integrated service model has resulted in a strong improvement in occupancy, lease length and overall asset quality.
Beyond the main building, additional value is being created through the redevelopment of Building D, a detached 4,000 sqm single tenant office opportunity, and the strategic repositioning of a former data centre on the site, earmarked for future residential conversion.
