Revitalizing Office Lobbies: Union Street’s Collaboration with Heyligers Architects and Successful Expansion of Tower19

After acquiring multiple value-add assets for the Union Street investment fund in 2019, Spring Real Estate partnered with Heyligers Architects to develop a design concept for various office lobbies in our portfolio. Each of these lobbies had its challenges.

We started with realizing the lobby of Paasheuvelweg 1 in Amsterdam, Spaarneplein, and the HS building in The Hague. Still, our most recent project was the complete renovation of the office lobby of Tower19 in Almere. Unfortunately, when the building was purchased, the lobby of the 19-story office tower was tiny and located on a limited plot, making it impossible to enlarge and modernize it.

Through negotiations and the purchase of adjacent land from the owner, we have created the opportunity to expand the office lobby. The result was a win-win situation, with the entrance providing access to both buildings.

Heyligers designed a Union Street-style lobby that extended 50 meters under the existing exterior canopy, after which construction company Van der Grift built the lobby. Throughout the entire project, Spring Property Management supervised and coordinated the whole project.

Collaboration with STACH

STACH plays a prominent role in the renovated lobby, giving the room a cozy appearance with a touch of hospitality. Here visitors can enjoy delicious coffee and more.

The occupancy rate of the building has risen sharply since the renovation, with Spring as the most important rental agent. In addition, the new entrance attracts a variety of tenants making the building much more vibrant. The most crucial objective for our client, increasing rental income, has thus been amply achieved.
