De belangrijkste begrippen in commercieel vastgoed, in begrijpelijke taal, doorzoekbaar.

k.k. — kosten koper
The buyer pays the transfer costs, such as transfer tax and notary fees.
v.o.n. — vrij op naam
The seller pays the transfer costs; the price already includes them.
GFA / LFA
Gross floor area versus lettable floor area — key to rent and comparing properties.
Gross initial yield (BAR)
The gross annual rent as a percentage of the total purchase price of an asset.
Net initial yield (NAR)
The yield after operating costs — a truer picture of the real return.
Triple net (NNN)
A lease where the tenant also pays taxes, insurance and maintenance on top of rent.
BREEAM
An international certification that rates a building’s sustainability performance.
Energy label
A statutory A–G score for a building’s energy efficiency; offices need at least label C.
Due diligence
The thorough pre-purchase investigation of a property: legal, technical, fiscal and commercial.
Vacancy risk
The risk that part of a property is unlet and therefore earns no rental income.
WALT
Weighted Average Lease Term — the average remaining term of the leases in a property.
Service charges
Payment for shared facilities and services, on top of the base rent.
Incentives
Temporary inducements to attract a tenant, such as rent-free periods or a fit-out budget.
Ground lease (erfpacht)
The right to use land owned by another party long-term against an annual fee (canon).
